When do I have to provide a HIP?
As of the 14th December 2007, all properties which are marketed require a Home Information Pack, Any 4 bedroom Property which was on the market before the 1st August or 3 Bedroom which were on the market before 10th September 2007 and 2/1 bedroom properties which were marketed before 14th December will not require a Home Information Pack until the Government announce the Drop Dead Date.
What do I do if my house was on the market before the 1st August?
Properties that where genuinely on the market before the commencement date (August 1st)~ for sales of homes with 3 or more bedrooms) will not need a Pack. This exemption will apply for as long as marketing continues but the Government may appoint a date at which all properties on the market will be subject to the HIP duties, regardless of when they were first marketed.
I am selling my house privately ~ do I still need a HIP?
If you are marketing the property, even if it's just by putting a "for sale" sign in the window, you will need a pack. Sales where no marketing takes place (i.e to member of the family) will not require a HIP.
How do I pay for the packs?
This depends on the agreement between the agent and the compiler of the pack.
Do I have to put electrical certificates in my pack?
Electrical certificates (past or present) are not a required component of the Pack, but can be included if the seller has them
I have lost guarantees for the work I have had done ~ What can I do?
Do not worry ~ guarantees are not a required component of the Pack, but can be included if you have them.
Does the Pack need to have a Home Condition Report?
A Home Condition Report could help you sell you property more quickly if it shows that it is in good condition, or if it highlights any problems straight away for potential buyers, it can avoid nasty surprises for buyers later in the process
My house has been on the market before HIP's came in. If I change Estate Agents now, do I have to get a HIP?
If your house has not been taken off the market i.e continuous marketing has occured, then no, you will not need to commission a HIP, if however there was break in the marketing ( i.e. 28 days) the property will require a HIP.
